By accessing or using CapeIntel (“the Service”), you agree to these Terms. If you do not agree, do not use the Service.

2. Description of Service

CapeIntel is a property intelligence platform providing analytics, proximity-based search, investment analysis, and property dossiers for Cape Cod real estate. CapeIntel is not a real estate brokerage and does not facilitate transactions.

3. Listing Data

Listing data is sourced from multiple listing feeds covering Cape Cod, Martha's Vineyard & Nantucket. Data is deemed reliable but not guaranteed. Walking and driving distances are powered by Google Maps Platform. Google Maps is a trademark of Google LLC. Always contact the listing broker for current details.

4. Proprietary Analytics

CapeIntel's proprietary analytics — including proximity scores, financial projections, STR analysis, flood risk assessments, and dossiers — are independently produced estimates. They should not be relied upon as financial, investment, or legal advice. Consult qualified professionals before making purchase decisions.

5. User Accounts

You are responsible for maintaining the security of your credentials. Accounts may not be shared. We reserve the right to suspend or terminate accounts that violate these terms.

6. Paid Subscriptions

Paid tiers provide access to proprietary analytics tools including proximity filters, investment analysis, and dossier generation. Listing data is available to all users regardless of tier. Pricing is subject to change with notice.

7. Limitation of Liability

The Service is provided “as is” without warranties of any kind. CapeIntel shall not be liable for damages arising from use of the Service, including reliance on analytics, projections, or listing data. Investment decisions are at your own risk.

8. Changes to Terms

We may modify these terms at any time. Continued use after changes constitutes acceptance.
